In a tough market, he was able to find us a home rather quickly and with his help, we were able to negotiate a good price. He went out of his way to accommodate our special needs. We live in New York, and were buying a home for a family member in Virginia. It was all handled over the phone and the internet. Couldn't have done it without David's help. Although we came with a list of what we thought we were looking for in a lake home, he spent time talking us through other important criteria we hadn’t considered and showed us other options. We eventually decided on a property he wanted us to see and he was 100% right, it is a perfect home for us from the maintenance-free property to the location on the lake to proximity to shopping. He also helped us draft a winning bid that won out multiple offers without costing us more than we needed to spend. Additionally, he was ALWAYS immediately available for our many questions throughout our months-long search. He then went above and beyond working with a local bank contact to help us get financing with a quick turnaround when our current lender was unable to accommodate us. David Simon is the top realtor I have ever had the pleasure of dealing with. He goes above and beyond the needs of the customer, and anticipates your every need whether buying or selling your home. We found David on the internet while looking for a second home in Virginia which we had been looking for about a year. He took the time and listened carefully to what we were looking for and our needs, and went to work. Within a couple of days he got back to us with the exact requirements we wanted. Our dealings with other realtors were very poor as they wanted to show us what they wanted to sell, never listening to what we requested. After David found our home he went to work to put the deal together. From start to finish he was always just a phone call away and never failed to answer our questions and research things. Just a side note: We at the time lived in New Jersey and David put the complete deal together and handled all requests including closing. As we were only interested in lots right on the lake, David made sure the listings he showed us were exactly what we were looking for. He even showed us the lake itself by taking us on a boat ride. He has now made us looking forward to lake life when it had never occurred to us at all! Bill YoderMarch 18, 2021We met David in mid 2020 to look at some waterfront lots around Smith Mountain Lake and quickly realized that he knew his stuff. He was able to answer all sorts of questions about docks, dock permits, contour lines and setbacks, and much more. He took the time to show us numerous lots, but we ended up not finding the perfect one at that point in time. Fast forward 7 months and he took us to see a waterfront home that we knew right away we would be making an offer. David offered great insight into the local market and was able to show us comparable properties. Turns out there would be competing offers on the home, and David made some great suggestions maximize our offer's appeal, while not just increasing the offer price. It worked!! Yay! He then drew our attention to the details that weren't as glamorous, but just as important to have addressed prior to closing. Turns out a shared septic system was a hurdle that was overcome and he walked us through the process as the seller installed an entirely new and dedicated septic system. David visited the property in our absence multiple times over the course of our home buying process, strongly representing our interests. David is awesome. They are fantastic to work with and knowledgeable about the many different areas and neighborhoods around Smith Mountain Lake, pointing us in the right direction based on our needs. We live in Maryland, so looking at properties wasn’t an easy undertaking. David and Beth would research and video properties of interest. Their patience allowed us to narrow in on properties without having to travel until we knew that something was definitely a contender. David negotiated a working boat into the contract without increasing the contract price. His willingness to help has extended beyond closing, including running over to our property to obtain information for us off the boat. David took care of everything, and it was all done remotely. We live out of state, so seeing the properties is difficult, but David made it easier for us. He would go to the different properties, walk them on video, and we could talk about what we were seeing. We picked out a few and then drove there to meet with him to visit the properties. David goes over and above being a realtor. The last property we bought came with an older pontoon boat. On one occasion, he went down to the dock to get me the model and serial number for the motor. We came down in April to start the boat, and when it did not start, I remember David offering to help if I needed anything. I called him, and he came down and got it running. We were very impressed when we came across the research and analysis regarding real estate and property in Smith Mountain Lake that David had published. It was immediately evident that he had the local knowledge and experience we were looking for. When we contacted David about seeing property on Smith Mountain Lake, my husband and I were pleased by his prompt response. He asked some questions to help narrow our search and determine more specifically what we were looking for. David promptly provided us some detailed information about potential lake properties. Traveling from out of state we had limited time to commit to the viewing process, but David and his wife Beth planned out our Saturday meticulously and when were done, felt we had seen all the best matches to all our requirements. It is a fact that real estate can appear very different in photos than when seen in person and David and Beth formulated an efficient route and then made changes on the fly based on our responses to the properties as we viewed them. Within a few days of it being on Zillow, David had a client that was interested in the area of the lake that my house was on, and a contract soon followed. David's knowledge of the lake, especially AEP's Shoreline Management, was a huge asset in working through the complete process. It was very refreshing to work directly with the buyer's agent to eliminate any of the confusion on things that may have been lost in translation. olsencorey1969November 3, 2021Couldn't ask for a better real estate agent in the Smith Mountain Lake area. My journey to find my lake house started on Labor Day weekend with a random call to David. I was in Virginia visiting family and I wanted to look at some houses that I saw on a website. The real estate agent from that website blew me off and didn't schedule any viewings for me, so my family had David's number and while we were in Roanoke, called him and he happened to have 2 houses that he could show us like 30 minutes later. One of the houses actually was the house I had written down on my list to do a drive by, but to my delight, we could actually go in and look at it. We loved the quirkiness of the house and David and his wife were there to answer any questions we had. They both were very knowledgeable and they could tell that me and my sister were interested. After viewing the house and the dock, we followed David to the 2nd house, also available to view and explore. We were very impressed with "the ready to move in house", but it just didn't feel right for us, so we told David that we would think about the 2 properties. After sleeping on it, we decided to call David back on that Sunday and see if we could see the first house again. He was totally accommodating and arranged something for us right away. Talk about great customer service - he rules. We decided to make a bid on the property and David was an expert on how to make our bid look the most appetizing. We discovered another buyer was also bidding on it, so David's help was enormous on getting us the winning bid. After winning the bid, closing wasn't scheduled for over a month and a half, so we got the house inspected and found some issues that we needed to be fixed with the remediation of mold in the crawl space. David was instrumental in making sure that the seller fixed this before we would close on the property. David was persistently on the seller to make sure the fix was done on time. At the final walk through we were thrilled to see that the fix was amazing and that was because David kept on it and knew that was important to us. One final extraordinary thing that David and his wife did for us is help us unload some furniture we brought from Pennsylvania during the final walk through. We were 45 minutes late for the walk through and major rain was on the way. As soon as we arrived they volunteered to help us unload and having their help saved our mattresses and furniture from getting soaked. Talk about going above and beyond!! Closing went flawlessly with David's guidance and now we are happy homeowners on Smith Mountain Lake. 5 stars just don't cut if for him, I would double that if I could!Posted on Google

Based on very favorable online reviews, we "cold called" David Simon via email and received an immediate reply. After a few email exchanges, David quickly understood what our family was looking for in a vacation home and our budget. He used his local knowledge to tour us around the SML area and highlight the types and locations of properties that were in our price range to level set us on the market. He then set up an automated search/alert/messaging service for us to keep us informed of new listings that met our criteria. Throughout the time we worked with David on our home search, what set him apart from other realtors was his responsiveness and his customer service. He always replied to our questions via text, phone, or email in a very timely fashion. Additionally, when we found properties that we wanted to submit an offer on, he guided us through the offer process and made suggestions on offering prices that fit our budget, were aggressive, and in sync with the market. In particular, there were questions as to whether AEP would approve a dock for this oddly shaped site. David had to work closely with the seller's realtor to guarantee that we could in fact get the necessary approval prior to purchase. There were many details regarding AEP regulations and expectations that David is aware of that helped with our decision-making process. David was very responsive to texts and emails and extremely pleasant to work with. During the escrow process, David got permission from the previous owner to put some furniture in the home that was delivered prematurely. Not only did he arrange this permission, but he made several trips to the townhouse to check and see if the furniture was there and, on several occasions, put the furniture inside the townhouse. This was extremely helpful since we live over 2 hours away from the lake. In addition, David helped us out by providing a lead on a boat the day it hit the dealer!! Highly knowledgeable of the SML area, they were always willing to go the extra mile in finding/recommending new listings that met our requirements and showing properties of interest. Their ability to conduct showings via facetime allowed us to see properties within hours of listing. He was able to answer all sorts of questions about docks, dock permits, contour lines and setbacks, and much more. He took the time to show us numerous lots, but we ended up not finding the perfect one at that point in time. Fast forward 7 months and he took us to see a waterfront home that we knew right away we would be making an offer. David offered great insight into the local market and was able to show us comparable properties. Turns out there would be competing offers on the home, and David made some great suggestions maximize our offer's appeal, while not just increasing the offer price. It worked!! Yay! He then drew our attention to the details that weren't as glamorous, but just as important to have addressed prior to closing. Chris DrerupSeptember 10, 2026Back in 2023 my wife and I decided that we wanted to buy some land in Virginia in the country. We found 15 acres of undeveloped land. We reached out to David and Beth to help us acquire this land. From day one, David has been with us and has been able to help us by showing us the land, getting all of the needed information that was important to us, and getting us all of the needed contacts to start development. At that time, we were living in FL. During the build progress, David has been there making sure everything goes as planned, meeting with contractors, and providing us with updates along the way. When it came into the move in date, David and Beth even helped us with unloading the truck. The experience in working with David and Beth has been great. Once we were moved in and started building our main house, the process had several challenges. David and Beth would be of assistance when it came down to dealing with the builder and other contractors. They were with us until the end of the build on our main house. It was over a year in this process and it was very comforting knowing that they had my back. In early 2025 my wife passed away and I decided to sell my house in 2026. There was no question on who I was going to get to represent me in the sale of the house. David and Beth did an awesome job helping me get the house ready to sell and getting it staged for pictures and showings. It turned out to be a complicated and drawn-out process (due to factors beyond David’s control) to get a permit for the septic system that would work on the plot with our building plans, and he was instrumental in guiding us through the process, applying appropriate pressure where needed to shake things loose, and ultimately helping us secure the design and permit needed to proceed. David and Beth are very professional and generous with their time and energies put into selling a house Selling a house at a remote distance from the dwelling can be tricky, but David accomplished this as if I was living there. David and Beth brought in someone to make repairs to the interior ceiling around the fireplace and remove the pellet stove insert. They spent a weekend cleaning the house, rearranging furniture, and cleaning up the yard as well as helping us move furniture and belongings to garage for family members to pick up at their convenience. We had the house assessed right before putting it on the market and David sold it for $80,000 above that figure. During the closing we ran into an issue with the title and David went down to the courthouse for us to resolve the problem. Any loose ends that popped up David was there to tie them up. He was easy to reach by phone or email and he responded almost immediately to any questions or concerns. When I personally went down to pick up furniture David and Beth showed up to help load them on U-Haul and even mailed me an item that had gotten left behind. It is important to have someone on your side that responds in a timely manner. Moreover, someone that responds with detail is hard to come by. David’s knowledge of the market and attention to detail puts him above and beyond the rest. Buying land versus purchasing a home at the lake comes with a whole different set of rules. AEP does a great job at managing the lake. However, it takes a whole different approach to ensure you can build your desired home. Having someone on your side that knows the lake and the community surrounding the lake is very important. For me communication is very important. David exemplifies this characteristic. We initially started our search looking at lots and progressed to buying a home. David’s knowledge of the lake is unsurpassed. He helped us avoid many pitfalls that we were unaware of in buying property at the lake. His knowledge of land values, water quality, and property features really speeded up the process. They are an incredible team and their talents are very complimentary. David is very knowledgeable in building construction, renovation, all things SML, and specifically, all the nuances of AEP and dock permits. Before each showing, David would research the pier and boat dock and let us know if it had a current and valid AEP survey such that it could be re-assigned to a new owner. Beth is incredibly gifted in all things house design and layout and has an uncanny ability to envision what a space could be with a little imagination. On one occasion (the SML house we now have), David and Beth were starting to leave town for a well-deserved vacation when I called and said I had just seen a house come available and it has been on the market for one hour. They delayed their vacation to show us the hose during a thunderstorm and David in typical fashion had all the background and dock status such that we had an offer within 3 hours of the phone call. If we ever do sell or buy another house at SML, I would only use David and Beth Simon. In effect, considering the house we got vs what mistakes we could have made, this duo team probably saved us $100K to $200K. We are so grateful to have worked with them. We had a budget range in mind, and looked up few properties. David gave u Lake 101 details we need to know and showed us the ones we wanted to check. He also prepared his own list of properties based on our interests. He ensured we understood the decisions we need to make during the buying process. Help: He goes above and beyond in giving a helping hand! We wanted to get the dock permit before closing the lot and he took lead and went thru the application process. He involved us where we needed and got the permit (trust me, it is the longest process/wait i ever made thus far!!!). Although we came with a list of what we thought we were looking for in a lake home, he spent time talking us through other important criteria we hadn’t considered and showed us other options. We eventually decided on a property he wanted us to see and he was 100% right, it is a perfect home for us from the maintenance-free property to the location on the lake to proximity to shopping. He also helped us draft a winning bid that won out multiple offers without costing us more than we needed to spend. Additionally, he was ALWAYS immediately available for our many questions throughout our months-long search. He then went above and beyond working with a local bank contact to help us get financing with a quick turnaround when our current lender was unable to accommodate us. They tag team very well and never stop searching for the right house to become your new home. They offer sensible compromises. They know the whole lake area. And, with David, you also get his lovely wife, Beth, who is full of information about the area. My husband and I were new to Smith Mountain Lake and essentially knew very little about the area. We planned a weekend to visit and set aside a day with David to see properties. He was wonderful to work with, and we were not easy. I gave him one set of criteria, and he had a full day planned, then the night before we changed nearly all of our search criteria. David didn't flinch and created a new plan for us quickly. He and his wife, Beth, met us in the morning and offered to drive us for the day, which was perfect because we learned so much from David and Beth throughout the day. We saw many homes and one that ticked all the boxes. David was great at guiding us through the entire process. We couldn't be at all the inspections, and David was there. I wanted to bring my son to see the house before we closed, and David arranged his day around letting us in to see the house. He has recommendations for all of our inquiries and offers good advice as well. And, just because our transaction is officially closed, doesn't mean he's done. David arranged for repairs to the leaky fireplace. He and his wife Beth spent a weekend cleaning the house, rearranging furniture, and cleaning up the yard so it would look its best. When we ran into a problem with the title David made an appointment at the courthouse and got everything straighten out. He sold the house for $80,000 more than I expected. When we were moving our things out David and Beth came over and helped us to move things into the truck. They then came back the following weekend and helped my sister do the same.
