 Verified We had an outstanding experience working with David and his wife, Beth, in finding our home at Smith Mountain Lake. From the very beginning, they were knowledgeable, responsive, and genuinely committed to helping us find the perfect place. 
We had been casually looking for a retirement home at SML for several years before we met David and Beth.  They took the time to understand exactly what we were looking for and worked tirelessly to help us find the perfect house. It took about two years of working with them to find our home, but they were always responsive, professional, and incredibly patient throughout the process. We never felt rushed or pressured, and their guidance and expertise gave us confidence at every step.
We live about 5 hours from SML, so we appreciated that David and Beth would provide us with a virtual tour if they found a house they thought we would be interested in. Then we could decide whether to make the trip and see the house in person. And once the deal was in place, David was so helpful in answering all our questions, and there were a lot!

 Verified We are forever indebted to David and Beth for helping us by our house at the lake.  They are an incredible team and their talents are very complimentary.  David is very knowledgeable in building construction, renovation, all things SML, and specifically, all the nuances of AEP and dock permits.  Before each showing, David would research the pier and boat dock and let us know if it had a current and valid AEP survey such that it could be re-assigned to a new owner. Beth is incredibly gifted in all things house design and layout and has an uncanny ability to envision what a space could be with a little imagination. On one occasion (the SML house we now have), David and Beth were starting to leave town for a well-deserved  vacation when I called and said I had just seen a house come available and it has been on the market for one hour. They delayed their vacation to show us the hose during a thunderstorm and David in typical fashion had all the background and dock status such that we had an offer within 3 hours of the phone call. If we ever do sell or buy another house at SML, I would only use David and Beth Simon.   David and his wife worked with us to find the perfect home at Smith Mountain Lake.  With the ultra competitive market this was a process that took 9 months and numerous viewings.  They really took the time to understand what we were looking for and we're extremely responsive to our questions and helped educate us about the area.   David Simon is a Realtor who knows the business inside and out.  He responds to all requests and questions immediately, and is so patient and kind.  He even installed the reflectors on my dock which was required by APCO in order for the dock to pass the final inspection. He can guide a person through the quagmire of closing problems with the greatest of ease.  I would highly recommend him.

 Verified Gail  and I want to thank David for being our realtor at Smith Mountain Lake.  He hung in there with us for at least three years while we waited for everything to be right.  David understood what we were looking for and faithfully emailed us new properties as they came available for consideration.  David negotiated the purchase price as if he were doing it for himself getting us a price $5000 less than the max offer we suggested we submit.  Then after a final price was agreed he got us another $5000 off as a result of the home inspection.  Verified David and Beth were amazing to work with, they were certainly a great help to our family while we were looking for a house in a new state. While looking at houses with young children can be a challenge, David and Beth are knowledgeable and kid friendly!   David is the best agent i have worked worth. Being a past agent myself i found the most important part of the job is responsiveness to inquires. We had been looking for years in the SML area and had all but given up trying to find something that meets our requirements and we could afford. I had sent many inquires most never got responses. I sent David an inquiry and got back a very detailed answer. He then followed up with listings that he felt meet our requirements. After to days out showing properties (one in the fall of 2019 and the other fall of 2020) he found us a property that meet all the requirements.

His follow thru before and after the offer to make sure we got all the information to make our transaction a successful and easy process was by far over the top. David is very knowledgeable with his area and the people he deals with. I always got a response to every question or problem i posed to him.

I would definitely recommend him as a agent if you want to find the right the right lot or house for you.

 Verified We have purchased not just one but two properties with David and Beth. They are fantastic to work with and knowledgeable about the many different areas and neighborhoods around Smith Mountain Lake, pointing us in the right direction based on our needs. We live in Maryland, so looking at properties wasn’t an easy undertaking. David and Beth would research and video properties of interest. Their patience allowed us to narrow in on properties without having to travel until we knew that something was definitely a contender. David negotiated a working boat into the contract without increasing the contract price. His willingness to help has extended beyond closing, including running over to our property to obtain information for us off the boat.  Verified Simon says “I can sell it”.  I generally don’t like to write reviews as most times I’m not that impressed BUT this time is DIFFERENT!  Mr. David Simon is an absolute stud!  I had the property listed with previous agents but those agents couldn’t find anyone to walk in their office and ask to see my property so they couldn’t sell it.  David understood what type of buyer this property needed and he found that buyer.  He coordinated the transaction through a few issues including; AEP permit, Easement issues with the deed and handled soil and septic design in order to facilitate the closing!  I live outside of the area and was unable to attend to any of these processes and David absolutely took care of everything!  The transaction would never have been completed without David “The Closer” Simon!!  Thank you, David!  Would absolutely work with you anytime and anywhere!  Verified My wife and I could not be happier with our decision to contract with David and Beth Simon as realtors to help us find and purchase a home at SML.  We have been real estate investors for 35 years and knew the importance of hiring a buyers' agent. David has lived locally for years and Beth was born here so they both know all areas of the lake well. 
 
We were unsure if a condo, home or lot would serve our personal needs best.  After extensive talks with us, and reviewing their fantastic web site, they had a good idea of our  wants and needs and they previewed all the properties we had flagged as possibilities.  They were able to tell us if each property was on good water, had a view, how far to the dock, how much work it needed, etc.  As we were not area residents, we were able to narrow down the available properties to roughly 30 which we were able to view over a 2 day period.

We finally chose a fixer upper that had been on the market for a while.  David needed to negotiate a price that would leave enough room to renovate and still meet our budget.  We soon found that negotiation is David's strong point.  Even though we had extensive experience in real estate and were used to low ball offers, David's recommendations surprised us.  His strategy was not only successful, but it was obvious to us that his concern for us was more important to him than his bottom line.

As we were not from the area, we had to rely on David's recommendations for inspectors, Insurance, mortgage brokers, etc.  David met with each inspector, appraiser and actually worked on the property  himself to satisfy the bank.  When there was a shoreline  problem with AEP, David hired a contractor to remedy the situation and negotiated a solution that worked for all parties involved.  He went far over and above what you would normally think of as the responsibility of a realtor.

 Verified When I first contacted David, I told him even though I wasn’t a high-dollar client, I needed to work with an agent that was responsive.  After explaining my situation and expectations, I asked David if he was willing to work with me.  He just chuckled at the question and described how he works hard to meet the needs of every client, regardless of the sales amount.  And, over the next several weeks, that’s exactly what he did.  David demonstrated great knowledge of Smith Mountain Lake.  In my search to find a reasonably priced lot, we discussed many things, like proximity to shopping, water quality at different lake locations, neighborhood amenities, dock construction, property appreciation, tax rates, restrictions and covenants, and more.  David was knowledge on all topics and even went the extra mile in multiple ways, including: reaching out to a friend to get additional information on one neighborhood, contacting a lawyer to confirm lot-building restrictions in a specific neighborhood, and arranging a conference call with the developer of the neighborhood to answer questions I had.   Working with David was a fantastic experience.  He is responsive, knowledgeable, easy to work with, and he provides insightful guidance along the way.  I highly recommend David.

I have been buying investment properties for years, and David was one of the best agents we have ever worked with. David brought all the knowledge and expertise we needed to land our dream home. He guided us on the all aspects of lake location, dock rules and regulations, housing laws like rental availability and his wife Beth being an interior designer even helped bring visions of renovations that very few see. Once we found the house, this is where David was really exceptional. He was able to negotiate an amazing deal even in this crazy sellers market, he was super responsive to the point of talking to us till 10pm a couple of nights while we were finalizing the contract and made it look easy the whole time. After closing, David and Beth again exceeded expectations providing us with a valuable knowlede of local contractors, vendors and all the resources we needed to move onto the lake.   David, as the realtor, and his wife, Beth, as the designer were a pleasure. They tag team very well and never stop searching for the right house to become your new home. They offer sensible compromises. They know the whole lake area. David tirelessly negotiated offers on 5 houses before we settled.  Verified Mr. David and his wife Beth make ONE AMAZING TEAM!!!!!!  They helped me through the process of buying a tiny place at SML.  It started with a simple inquiry submitted via Zillow.   I was impressed to receive a call from Mr. David shortly after instead of automatic email response.   I had lots of questions and got most of the answers from that first phone conversation.  I had more and more questions later.  From 3 h away Mrs. Beth provided the sketch of the condo, so I was able to make the arrangements, necessary purchases without even driving back and forth, 3 h one way.  Mr. David responded to all my concerns and questions and you can feel this agent is HONEST and KNOWLEDGEABLE.  If I had more questions about the condo, Mr. David would direct me to the right people or find the answers.  They make an AMAZING team!!  

I couldn’t recommend the Simons enough for anyone looking for some peace of mind by Smith Mountain Lake and when buying a home :)!

Although we came with a list of what we thought we were looking for in a lake home, he spent time talking us through other important criteria we hadn’t considered and showed us other options. We eventually decided on a property he wanted us to see and he was 100% right, it is a perfect home for us from the maintenance-free property to the location on the lake to proximity to shopping.  He also helped us draft a winning bid that won out multiple offers without costing us more than we needed to spend. Additionally, he was ALWAYS immediately available for our many questions throughout our months-long search. He then went above and beyond working with a local bank contact to help us get financing with a quick turnaround when our current lender was unable to accommodate us.  Verified David and Beth helped our family find our dream lake home.  These are not the easiest times to buy a home, lakefront or otherwise but David and Beth did an excellent job for us.  They are intuitive, patient know the market well and never steered us wrong.  They were honest with us about what were good choices for us and what were not.  We enjoyed going to showings with them, they are kind, warm and made the experience fun.  We never felt pressured in any way.   I recently had the pleasure of working with David Simon on finding a lake front home at Smith Mountain Lake.  David was very considerate of our wish list, and he is “in the know” about everything SML.  Be it water quality, AEP regulations, where the best pizza is, or where to shop for a boat, David has great advice.  We are over 6 hours away from SML so just popping over to see a property was not an option.  I felt like David took the time to get to know us well enough that he only presented properties that checked enough of our boxes.  When that happened, David would send us detailed video tours of each property often narrated by his lovely wife, Beth.  Given her interior decorating background, Beth’s narratives painted amazing pictures of what prospective buyers could do with the existing spaces.  When it came time to submit a bid, David used various strategies to best position our bid.  For a while, we didn’t have any luck, but each of those properties sold for way more than our budget and often hundreds of thousands over the asking price….a place that David knew we were not willing to go.
When we did find the right place, David moved quickly to get us in place for the winning bid.  Our offer was accepted!  We then ran into an unusual situation where the seller’s agent was slow to respond to her client’s questions and action items.  David continued to represent our interests while assisting the seller where he legally could so that everyone walked away feeling good and like we were all treated fairly.  When the final piece for closing, the AEP dock inspection, was completed there was a small issue that needed to be resolved involving missing reflectors.  Next thing you know, in the middle of a major wind and rainstorm, David (and Beth) were on the seller’s dock affixing the reflectors needed to bring the dock into compliance so that the occupancy permit could transfer to us at closing.
David goes above and beyond and we couldn’t be happier with Team Simon!  On David’s website he emphasizes “Honesty and Integrity”.  Those words ring true when you meet David and engage him as your realtor.  I would not hesitate to recommend him to anyone looking to purchase or sell in the SML area!

 Verified David Simon is the top realtor I have ever had the pleasure of dealing with.  He goes above and beyond the needs of the customer, and anticipates your every need whether buying or selling your home.  We found David on the internet while looking for a second home in Virginia which we had been looking for about a year.  He took the time and listened carefully to what we were looking for and our needs, and went to work.  Within a couple of days he got back to us with the exact requirements we wanted.  Our dealings with other realtors were very poor as they wanted to show us what they wanted to sell, never listening to what we requested.
After David found our home he went to work to put the deal together. From start to finish he was always just a phone call away and never failed to answer our questions and research things. Just a side note: We at the time lived in New Jersey and David put the complete deal together and handled all requests including closing. David’s knowledge of the lake is unsurpassed.  He helped us avoid many pitfalls that we were unaware of in buying property at the lake.  His knowledge of land values, water quality, and property features really speeded up the process. Through the negotiations he was always there looking out for our best interests. He is very knowledgeable also on local businesses and contractors.  In addition his wife Beth was also very helpful. Even after the sale David continues to help us.   I almost don't know where to start. David and Beth were phenomenal in every aspect of our home buying experience. My wife fell in love with the first house that we were shown. David could tell by the look on my face that I did not feel the same way. He then told us that he had another house in mind and would we have the time for him and Beth to show it to us. He then proceeded to bring us to our forever-home. This house checked every single box that both of us had on our list. David and Beth then proceeded to walk us through the entire buying process, putting up with dozens of phone calls and dozens of emails. They never became frustrated and always answered our questions in a timely manner. David even stayed in close contact with us when he was moving his daughter to another state.  Verified First off David Simon was great!  He was our buying agent and represented us on our search for our vacation home at Smith Mountain Lake.  I’d like to say that in a very competitive market he advised us on multiple strategies to manage and ultimately win our vacation getaway.  Verified David was able to help us determine what we needed to do to get our property sold.  Beth, his wife, who is an interior designer has an eye for the design that buyers like to see.  With both of their help, we were able to de-clutter 37 years of living in the house.  David was able to bring to the table a  list of clients,  all who had an interest in the location and property.  When he called with the offer, we were pleased.  From the time of working with David, it was fast and had the best outcome. David was the agent who suggested the highest listing price and during the sale he negotiated a higher price during the final negotiation than we even authorized.  He helped coordinate repairs while we were out of town and even helped complete a few while we were there, such as helping with stair posts and painting.  Beth assisted with staging the home prior to listing and helped get things cleaned up and packed in preparation for closing.   Gail and I want to thank David for being our realtor at Smith Mountain Lake.  He hung in there with us for at least three years while we waited for everything to be right.  David understood what we were looking for and faithfully emailed us new properties as the came available for consideration.  David negotiated the purchase price as if he were doing it for himself and getting us a price $5000 less than the max offer we suggested he submit.  Then after a final price was agreed he got us another $5000 off as a result of the home inspection.  One more item that we appreciated was that his wife Beth was always with hime when he was showing us properties.  It is so good to see a couple working together as a team.

We meet them over New Years week end and they showed us many properties over several days. Prior to meeting we had several phone conversations and emails discussing what we would like to see in our new home. They read us perfectly, since the first property they showed us was our first choice. 
After selecting the home we would purchase they really went to work. David's negotiation skills are great. With his input we were able to obtain a nice reduction in the sales price. Since we were not local to the area, we relied on them to arrange all the inspections. David arranged for and was on site for each inspection and kept us closely informed as to what was gong on.

  David and Beth were amazing to work with.  They listened to our wants for a vacation home on Smith Mountain Lake and kept us informed of any listings that met our needs.  David was very responsive to texts and emails and extremely pleasant to work with.  During the escrow process, David got permission from the previous owner to put some furniture in the home that was delivered prematurely.  Not only did he arrange this permission, but he made several trips to the townhouse to check and see if the furniture was there and, on several occasions, put the furniture inside the townhouse.  This was extremely helpful since we live over 2 hours away from the lake.  In addition, David helped us out by providing a lead on a boat the day it hit the dealer!!  David loves the lake and lives there!  He is very knowledgeable about everything there! I would use David in a heartbeat if we were to sell or buy anything else at the lake.

 Verified David is the best agent i have worked worth. Being a past agent myself i found the most important part of the job is responsiveness to inquires. We had been looking for years in the SML area and had all but given up trying to find something that meets our requirements and we could afford. I had sent many inquires most never got responses. I sent David an inquiry and got back a very detailed answer. He then followed up with listings that he felt meet our requirements. After to days out showing properties (one in the fall of 2019 and the other fall of 2020) he found us a property that meet all the requirements.

His follow thru before and after the offer to make sure we got all the information to make our transaction a successful and easy process was by far over the top. David is very knowledgeable with his area and the people he deals with. I always got a response to every question or problem i posed to him.

 Verified Its was and IS always pleasure to work with David! He is patient and always there to help us in any way. He ensured he got all the information (sometimes he may not know, but he got the info from respective parties) that we wanted about the property and also helped us with Dock permit (which is a painful process).
Budget range - We went in with a range in our mind and also with few lots we searched in Zillow/google. David showed us all those lots and also he had prepared a customized list of lots based on our interests. He didn't hesitate to show us the lots above our budget limit! We ended up liking one that he showed !!!! It was above our budget, but we just loved the lot he showed us.
Professionalism - He is always on time to meet us, and gave the general lake 101s we need to know and gave the pros and cons with each lot we had toured.
Helping - The biggest challenge (as we are newbies to own a lake property) was to get the dock permit. He helped us with the process, and also suggesting the Architect that could help us get thru the dock plan quickly.

 Verified We have bought and sold a few properties with David. The property we just sold was so easy. David took care of everything, and it was all done remotely. We live out of state, so seeing the properties is difficult, but David made it easier for us. He would go to the different properties, walk them on video, and we could talk about what we were seeing. We picked out a few and then drove there to meet with him to visit the properties. David goes over and above being a realtor. The last property we bought came with an older pontoon boat. On one occasion, he went down to the dock to get me the model and serial number for the motor. We came down in April to start the boat, and when it did not start, I remember David offering to help if I needed anything. I called him, and he came down and got it running.   I have used a few realtors over the years but David went above and beyond my expectations. We were selling my parents home and I live 6 hours away. David arranged for repairs to the leaky fireplace. He and his wife Beth spent a weekend cleaning the house, rearranging furniture, and cleaning up the yard so it would look its best. When we ran into a problem with the title David made an appointment at the courthouse and got everything straighten out. He sold the house for $80,000 more than I expected. When we were moving our things out David and Beth came over and helped us to move things into the truck. They then came back the following weekend and helped my sister do the same.   For most, buying or selling a home or land is one of the biggest investments a person will make. It is important to have someone on your side that responds in a timely manner. Moreover, someone that responds with detail is hard to come by. David’s knowledge of the market and attention to detail puts him above and beyond the rest.
Buying land versus purchasing a home at the lake comes with a whole different set of rules. AEP does a great job at managing the lake. However, it takes a whole different approach to ensure you can build your desired home. Having someone on your side that knows the lake and the community surrounding the lake is very important. For me communication is very important. David exemplifies this characteristic. I can’t tell you a time, my numerous questions were not answered in a timely manner.
If you are looking for property at SML. Search no further!

  Back in 2023 my wife and I decided that we wanted to buy some land in Virginia in the country.  We found 15 acres of undeveloped land.  We reached out to David and Beth to help us acquire this land.  From day one, David has been with us and has been able to help us by showing us the land, getting all of the needed information that was important to us, and getting us all of the needed contacts to start development.  At that time, we were living in FL.  During the build progress, David has been there making sure everything goes as planned, meeting with contractors, and providing us with updates along the way.  When it came into the move in date, David and Beth even helped us with unloading the truck.  The experience in working with David and Beth has been great.

Once we were moved in and started building our main house, the process had several challenges.  David and Beth would be of assistance when it came down to dealing with the builder and other contractors.  They were with us until the end of the build on our main house.  It was over a year in this process and it was very comforting knowing that they had my back.

In early 2025 my wife passed away and I decided to sell my house in 2026.  There was no question on who I was going to get to represent me in the sale of the house.  David and Beth did an awesome job helping me get the house ready to sell and getting it staged for pictures and showings.  Since we were in a really remote area, it wasn't an easy task on selling this house.  They made the house very appealing and it looked great.  We closed the house just a few days ago.  I am very thankful to have David and Beth right with me the whole way from the time I bought the property to the time I sold the house.

If you are reading this and looking for someone to represent you in buying or selling a house, hire them!!  You will not be disappointed.  They will take care of you and will take care of you through the whole process.

  David and Beth helped our family find our dream lake home.  These are not the easiest times to buy a home, lakefront or otherwise but David and Beth did an excellent job for us.  They are intuitive, patient know the market well and never steered us wrong.  They were honest with us about what were good choices for us and what were not.  We enjoyed going to showings with them, they are kind, warm and made the experience fun.  We never felt pressured in any way.   Looking for a home or property on Smith Mountain lake? David is the man you are looking for.  He has years of experience selling properties on the lake and has tremendous amounts of knowledge about the rules and regulations from Appalachian Power Company. Any additional information we needed if David was not 100% sure he went the extra mile to find the correct answer to our questions. From the first phone contact made with David he was willing to find us the perfect property to meet our specific desires. We looked at several of his listings but he was willing to also show us other properties as well that we had interest in. In our case the seller offered seller financing in which David had experience in and it made the purchase smooth and easy. Since the purchase we have reached out to David several times on questions about a dock permit and advice on where to start looking for a dock builder etc. and he was willing to help.  Verified David Simone is a great real estate agent!  This early spring, I received a phone call informing that he had a buyer who was interested in a lake lot that I owned.  While the deal did not go through, I was impressed that he went to that length in an interest of the buyer.  At a later date, I contacted David and formally put the lot up for sale.  David negotiated an acceptable contract and then worked with the buyer real estate agent to work out emergent questions and issues raised by the buyer.
David was very responsive and arrange for walk-through on homes with pools, often with a day or two.  Once we found a home that we considered putting a contract on, David did a wonderful job in a timely manner presenting a comp analysis and his recommendation for the offer price.

Based on very favorable online reviews, we "cold called" David Simon via email and received an immediate reply.   Working with David and Beth to help my father purchase his dream SML was truly such a breeze. There is a reason they have so many glowing reviews!!

David and Beth were so kind and eager to help us right from the beginning. They worked with all of the specifics my father wanted (a large garage, space from neighbors, a beautiful dock, etc.) and found him a the perfect spot. There were a number of significant repair issues that were discovered during the inspection and David had our back. They negotiated for and the seller took care of over $24,000 in repairs and on top of that secured a seller to buyer credit for a few repairs which could not be completed prior to closing. He also negotiated a Seadoo and furnishings into the purchase to make it move in ready.

They also discovered issues such as the rip rap size and that  the neighbor across the cove owned the land under the dock of the home that my father was purchasing. David swiftly worked to resolve these issues , negotiated  a settlement with the seller to ensure the  rip rap issue could be resolved and secure an easement from that neighbor as well.  This was touchy, but successfully navigated.

Even with the few setbacks we had, David and Beth made this process so incredibly smooth and easy. They were even willing to go out by boat ride at the end of November so we could see the properties from the water!!

There was not a single moment I doubted them or their expertise. I felt confident to take the backseat and knew they would get done everything necessary. I would recommend them a million times over.

  David was GREAT to work with. Although we came with a list of what we thought we were looking for in a lake home, he spent time talking us through other important criteria we hadn’t considered and showed us other options. We eventually decided on a property he wanted us to see and he was 100% right, it is a perfect home for us from the maintenance-free property to the location on the lake to proximity to shopping.  He also helped us draft a winning bid that won out multiple offers without costing us more than we needed to spend. Additionally, he was ALWAYS immediately available for our many questions throughout our months-long search. He then went above and beyond working with a local bank contact to help us get financing with a quick turnaround when our current lender was unable to accommodate us. Not only was David a great realtor to work with, he is an outstanding person that was a pleasure to get to know. I highly recommend.

And to top it off, David was able to negotiate additional money into the post-closing repair compensation, beyond what we requested.  Verified David Simon is a wonderful agent! He and his wife spent so much time back and forth with me through emails and phone calls before we even met. They make quite a team. Even though we were coming from New York, David made the time to show my husband and I around the area of Smith Mountain Lake all day. As we were only interested in lots right on the lake, David made sure the listings he showed us were exactly what we were looking for. He even showed us the lake itself by taking us on a boat ride. He has now made us looking forward to lake life when it had never occurred to us at all!   We were very impressed when we came across the research and analysis regarding real estate and property in Smith Mountain Lake that David had published. It was immediately evident that he had the local knowledge and experience we were looking for.  When we contacted David about seeing property on Smith Mountain Lake, my husband and I were pleased by his prompt response. He asked some questions to help narrow our search and determine more specifically what we were looking for.  David promptly provided us some detailed information about potential lake properties. Traveling  from out of state we had limited time to commit to the viewing process, but David and his wife Beth planned out our Saturday meticulously and when were done, felt we had seen all the best matches to all our requirements.  It is a fact that real estate can appear very different in photos than when seen in person and David and Beth formulated an efficient route and then made changes on the fly based on our responses to the properties as we viewed them. My wife and I were looking for a premium lake front property and with David's substantial lake knowledge and excellent follow up skills we were able to identify the perfect home, make an offer and close in just a few weeks. Nothing ever goes as planned with a lake property so a knowledgeable dedicated agent is critical. In our case there were a few issues with the dock that we were able to rectify and they din't hold up the closing.

Given that time span has been several years, makes it that much more impressive.   David Simon is the top realtor I have ever had the pleasure of dealing with.  He goes above and beyond the needs of the customer, and anticipates your every need whether buying or selling your home.  We found David on the internet while looking for a second home in Virginia which we had been looking for about a year.  He took the time and listened carefully to what we were looking for and our needs, and went to work.  Within a couple of days he got back to us with the exact requirements we wanted.  Our dealings with other realtors were very poor as they wanted to show us what they wanted to sell, never listening to what we requested.
After David found our home he went to work to put the deal together. From start to finish he was always just a phone call away and never failed to answer our questions and research things. Just a side note: We at the time lived in New Jersey and David put the complete deal together and handled all requests including closing.   We have bought and sold a few properties with David. The property we just sold was so easy. David took care of everything, and it was all done remotely. We live out of state, so seeing the properties is difficult, but David made it easier for us. He would go to the different properties, walk them on video, and we could talk about what we were seeing. We picked out a few and then drove there to meet with him to visit the properties. David goes over and above being a realtor. The last property we bought came with an older pontoon boat. On one occasion, he went down to the dock to get me the model and serial number for the motor. We came down in April to start the boat, and when it did not start, I remember David offering to help if I needed anything. I called him, and he came down and got it running.   Couldn't ask for a better real estate agent in the Smith Mountain Lake area. My journey to find my lake house started on Labor Day weekend with a random call to David. I was in Virginia visiting family and I wanted to look at some houses that I saw on LakeHomes.com. The real estate agent from that website blew me off and didn't schedule any viewings for me, so my family had David's number and while we were in Roanoke, called him and he happened to have 2 houses that he could show us like 30 minutes later. One of the houses actually was the house I had written down on my list to do a drive by, but to my delight, we could actually go in and look at it. We loved the quirkiness of the house and David and his wife were there to answer any questions we had. They both were very knowledgeable and they could tell that me and my sister were interested. After viewing the house and the dock, we followed David to the 2nd house, also available to view and explore. We were very impressed with "the ready to move in house", but it just didn't feel right for us, so we told David that we would think about the 2 properties. After sleeping on it, we decided to call David back on that Sunday and see if we could see the first house again. He was totally accommodating and arranging something for us right away. Talk about great customer service - he rules.

We decided to make a bid on the property and David was an expert on how to make our bid look the most appetizing. We discovered another buyer was also bidding on it, so David's help was enormous on getting us the winning bid.

After winning the bid, closing wasn't scheduled for over a month and a half, so we got the house inspected and found some issues that we needed to be fixed with the remediation of mold in the crawl space. David was instrumental in making sure that the seller fixed this before we would close on the property. David was persistently on the seller to make sure the fix was done on time. At the final walk through we were thrilled to see that the fix was amazing and that was because David kept on it and knew that was important to us.

One final extraordinary thing that David and wife did for us is help us unload some furniture we brought from Pennsylvania during the final walk through. We were 45 minutes late for the walk through and major rain was on the way. As soon as we arrived they volunteered to help us unload and having their help saved our mattresses and furniture from getting soaked. Talk about going above and beyond!!

Closing went flawlessly with David's guidance and now we are happy homeowners on Smith Mountain Lake. 5 stars just don't cut if for him, I would double that if I could!
